The apartment is located in a green area surrounded by fruit bearing trees and flowers.  It is a part of a new complex of small houses built to the highest standards in 2018.  A private beach (small pebbles) with translucent water and school of fish swimming with people is a 4 min walk downhill.  The beach area has sunbeds with umbrellas or natural shade from flowering trees and grapes. Paddle boards, kayaks and boats are available for hire.  It takes about 15 min by a kayak to get to the nearby island that is a home to a beautiful Our Lady of the Rocks Church.  The beach descent is shallow allowing young children to play comfortably in the water.   There are hardly any waves at Boka Gardens as the Kotor bay that the complex is located at does not get high tides or commotion so typical for open sea waters.

Conveniently there is a large common swimming pool with sea water circulated from the Kotor Bay next to the apartment.  It is a treat to sunbathe in the mornings or evenings with hardly anybody coming for the swimming pool.  A large tennis court doubling up as a basketball field is a 2 min walk.  The complex also has a small grocery store and a restaurant on the premises.  Abundant free parking is available next to the building.  It is very quiet as it is far away from the road.  The apartment block is served by a lift, and is easily accessible.

The flat itself consists of three bedrooms, a living room, a kitchen and two bathrooms (one ensuite).   One bedroom has two single beds, another bedroom has a king size bed and a work desk, the third bedroom has a queen bed, ensuite bathroom and a gorgeous view of the Bay.  The apartment is positioned on the highest ground in the complex that gives the most stunning views of the bay, two islets and the UNESCO protected town of Perast.   The best dining, and hanging out spot is the balcony off the living room.  It is one of the most pleasant experiences to sit out there and have a meal or a drink contemplating sailing boats go by and enjoying sunsets or sunrises.   Apartment amenities include gas/electric stove, oven, dishwasher, refrigerator, washing machine, hair dryer and a TV.
